What is included in an auction pack?

If you are selling a property at auction, you will be required to prepare an auction pack to pass to the auction house for prospective buyers.  As there could be many potential buyers, a pack is prepared to hopefully provide all of the details they would require to commit to their purchase of the property.  A prospective buyer can access that pack online.    

Collating as much information as possible and in a timely fashion is crucial to ensure you receive the best possible price when the hammer goes down, and to avoid your property being left unsold.  Potential buyers will be discouraged from making a bid on your property if there is information missing or you have not been transparent about an issue. 

As part of our service, we will prepare this auction pack for you, as some of the details and enquiries can be complicated.  The information required would typically include the following documentation:

  • Official Copy of Register of Title (Office Copy Entry) and title plan or copy deeds to the property, to show evidence of ownership and the boundaries
  • Search Results, including Local Authority and Environmental Searches
  • Property Information Form
  • Fixtures and Fittings Form
  • Any other relevant documents

What is required on the Property Information Form?

The Property Information form will provide the potential buyers with details of the status of the property they are looking to purchase and would include information such as:

  • Whether any works have been undertaken to the property
  • Are there any disputes
  • Insurance issues
  • General questions regarding the property, for example parking arrangements

Other documentation may be required depending on the type of property you are selling, including:

  • Special Conditions of Sale
  • Planning Permission Documentation
  • Management Information
  • Leases
  • Tenancy Agreements
